Assistant Asset Manager Hudson Housing Authority
DISTINGUISHING FEATURES OF THE CLASS:
This position supports the Asset Manager and Administrative department in Hudson Housing
Authority under the direct supervision of the Asset Manager. Incumbent performs the following
functions: screens applicants in accordance to HUD procedures, making decisions on the
determination of the acceptance of rejection of applicants, coordinating unit offers and unit showings,
pre-leasing activities and all functions pertaining to marketing and leasing apartments, coordinate
move in activity with site management, may supervise small group of clerical staff. Does related work
as required.
TYPICAL WORK ACTIVITIES (ILLUSTRATIVE ONLY):
• Reviews, interviews and submits recommendations on resident eligibility for HHA hosing
services. Reviews information and applicant data to determine program eligibility. Interviews
applicants as necessary and may request additional documentation and/or references as
needed.
• Services as first point of contact for eligibility, recertification, resident concerns and complaints
at the property management office;
• Maintains a caseload and be responsible for the administrative and clerical functions with
participants’ eligibility in HHA’s housing assistance programs;
• Maintains 100% completion and accuracy of the recertification / eligibility process on a monthly
basis, including upload of information in the HUD PIC systems with no errors;
• Maintains clear and consistent communication with outside agencies, tenant groups and
internal HHA departments;
• Coordinates with Landlords to obtain and/or provide documents including leases, HAP
contracts and affordability notifications;
• Manages mail, telephone and electronic communications in a professional manner. Forwards
and directs all written or verbal correspondence to the appropriate party in a timely manner.
• Performs general office duties such as typing/data entry, correspondence, filing, faxing
copying, etc.
• Compiles work order and rent collection reports;
• Maintains tenant files in accordance with HHA policies and procedures:
• Assists processing accounts payable and accounts receivables; provides supporting
documents and helps prepare reports;
• Assists with interview process of all new housing applicants, provides orientation to tenants on
housing maintenance and regulations affecting their rights as tenants, prepares leases;
• Investigates and verifies family composition, income data, rental history and housekeeping
methods;
• Implements apartment transfer procedure;
• May be required to respond to after-hour emergencies.

Ability to provide clear and effective communication verbally and in writing; strong computer skills;
meet physical demands of position; interpret and solve complex problems; complete mathematical
problems; strong presentation and customer service skills; knowledge of Federal, State and Local
HUD regulations, rules and codes; vast knowledge of Hudson Housing Authority structure, its policies
and procedures; ability to work with a diverse, low income population; clerical aptitude, and courtesy;
maintain confidentiality; physical condition commensurate with the demands of the position.
MINIMUM QUALIFICATIONS:
Possession of a Associates degree and four (4) years’ experience in Property Management,
Finance, Planning, Real Estate or related field.
Special requirement: Obtain Project Based Voucher Specialist, Housing Choice Voucher and LowIncome Tax Credit Specialist certifications within one year of employment and retain throughout
employment.
